Rental Terms and Conditions
                                                                             Please read these rental policies.

1. Check-in/ Check-out times
Check-in is after 4:30 PM Central time.  We  make every effort to have the unit available at the check in time, we cannot guarantee that unit will be available prior to 4:30 PM especially during the peak season.  Check-out is 10:00 AM Central time on the day of departure.  Early check-in or late check-out is not allowed without specific prior arrangements. 

2. Pets
We are pet friendly.  In order to have a pet in the unit, prior arrangements must be made and the pet must be registered and a non refundable pet fee must be paid. 

3. Age Requirements
Renters must be at least 25 years of age in order to make a reservation.  Any person making a reservation must occupy the unit.  Absolutely no underage drinking will be permitted on the property.

4. Family Members
From time to time, we
MAY offer discounts and special rates to families and family groups, when we do, the following defines families:  (Please do not assume that we offer a family discount for every reservation. Discounts and dates to which they apply will be specified on our website):
For purposes of our family member discount, family members are defined as people related by blood or marriage, such as husbands and wives, children, bothers and sisters, cousins, grandparents, etc.  This does not include sorority sisters or fraternity brothers. This discount requires that a responsible adult family member will stay in the unit with any children under the age of 25 during the entire stay and will assume responsibility for the unit.

5. Advanced Payment Required for Confirmation of Reservation

A reservation cannot be confirmed until an advance payment is received.  While we term this payment a deposit, it is considered a portion of the rent upon payment of your balance due.

Form of payment. Deposits can be made with a major credit card.  We accept MasterCard, VISA, and Discover for deposits. We charge a $75 convenience fee for credit card payments. In certain cases - reservations made less that a month in advance, certain discounted specials, and others we may specify - we require full payment at the time of reservation. Final Payment is to be made 30 days prior to arrival. Final Payment will be made by check, money order, or cashier's check. Make your check out to Patricia Wightman Trust. NO REFUNDS WILL BE GIVEN IF:

You cancel 90 days or sooner prior to arrival,
You depart following your arrival,
You leave at any time during your stay (except for mandatory evacuation, see item 22 below),
In no case will a refund be given  after a full stay at our properties.  

We offer direct beachfront units; direct beach access from the unit is
NOT guaranteed.  Lack of direct beach access from the property does NOT constitute an uninhabitable unit. 

Habitability is defined as all utilities (power, water, and sewer) services intact and functioning (except for short term power failures) and an intact building with access to the front door.

6. Right of Inspection
We reserve the right to inspect the property for routine maintenance and upkeep purposes and to comply with state and local regulations.
No refunds or discount will be given to guests if repairs are made to the property during your stay. 

7. Cancellation Polic
y
a. Cancellations made ninety  (90) days or more prior to arrival date will forfeit a charge of $350.00.  Cancellations made ninety (90) days or less prior to arrival date will forfeit the entire advance payment.  For  reservation made within ninety (90) days of arrival, cancellation will result in forfeiture of entire advance payment.  No refunds of rent or deposits will be given for cancellations made ninety (90) days of arrival under any circumstances.


b. NO REFUNDS WILL BE GIVEN IF:

8. Substitutions at our Descretion.
We always reserve a specific vacation home, but we reserve the right to make substitutions at our sole descretion. When you make a reservation, we remove the dates from our calendars and turn away any inquiries for your dates. We make every effort to provide the specific rental unit you reserve, but do reserve the right to make substitutions at our sole descretion

9.  Damage deposit additonal cleaning required for reservations

A damage deposit will be required in addition to rent, cleaning fee, pet fees, and taxes.  This deposit will vary depending upon which unit you rent. Your deposit will be returned within thirty (30) days of departure if the following conditions are met:

a. No damage is done to unit beyond normal wear and tear.
b. No charges are accrued due to pet damage or soiling of the unit.
c. All debris, rubbish and discards are placed in their proper  containers and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left in the unit.
e. Any and all charges incurred during the stay are paid.
f. Our cleaning fee is nominal, if you leave the unit in the same condition you find it upon arrival except for linens and towels, you  will not incur any additional charges. If additional cleaning is required, an additional fee, up to an additional $300 will be deducted from your damage deposit.
g. If no damage deposit is taken, your credit card will be charged for any excessive cleaning required or damage done to unit.

10.  Illegal activity on property.

Any illegal activity will result immediate eviction without refund.

11. Maximum occupanc
y
Each property has an advertised maximum occupancy.  If you exceed the maximum allowable occupany you will be evicted without refund (See item 14 Falsified Reservation)

12. Full Payment Du
e
Payment of your balance due is required thirty (30) days prior to check-in date.
We accept personal checks, cashier checks, or money orders for final payment

No Refunds will be made following a full stay at our properties.

13. No Daily Maid Servic
e
Linens and towels are included in all units.  Daily maid service is not included.  We suggest you bring beach towels. 


14. Rate Changes

Rates are subject to change without notice.

15. Falsified Reservation
s
Any reservation made under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental payment and the person will not be permitted to check in.

16. Parking Restriction
s
The on-site parking of recreational vehicles and water craft (boats, jet skis, etc.) are restricted at some of our properties.  Renters agree to abide by all condominium and owner’s association rules and regulations with regard to parking restrictions and number of vehicles that can be parked. 

17. Smoking Restriction
s
Smoking is prohibited in all our rental units. Please abide by our NO SMOKING policy.  Additional housekeeping charges of $175 will be applied for additional cleaning expenses if a guest is found to be in violation of this policy.

18. Unit For Sal
e
In the event the property you rent is listed for sale, we may have a need to show the property during your visit.   We will make every effort to schedule the showing at a convenient time so that we do not disturb your vacation.  By accepting a reservation, you agree to allow showing of the property during your stay.

19. Written Exception
s Any exceptions to these policies must be approved in writing in advance.

20. Cancellations by Us.
We reserve the right to cancel reservations and refund rent or deposits at our sole discretion.  In those cases, our liability is limited to any rental amounts or deposits made by guests. If property is sold, we will cancel reservations and refund deposits or rental amounts. In all cases our liability is limited to deposits or rental amounts.

21. Owner not liable for loss.  Please secure your valuables and lock your vehicles during your stay. We are not responsible for any loss, damage, theft, or injury which may occur while you rent our properties.

22. Hurricane
s. No refunds will be give unless local authorites require a mandatory evacuation.  In that event, the unused portion of the rent will be refunded, minus any fees (cleaning & pet fees).

23. No Cash Refund
s.  Except for Hurricanes, no cash refunds or discounts will be given.  At our discretion, we may provide a refund in the form of a voucher for a discount for a future visit to our properties during the off-season. 

23. Changes to Terms and Condition
s.  We reserve the right to make changes to these terms and conditions without notice.

24. Acceptance of Terms and Condition.  By accepting a reservation with us, you agree to abide by these terms and conditions.
